HOW
TO PRESENT YOUR HOUSE WITH OUR AGENCY
If you have a property to sell contact us by telephone or
visit one of our offices and ask for a valuation of your property.
During this visit we will take the opportunity of gathering
together all the necessary information and details. This will
be documented as well as photographed. We will also ask you
for a copy of the ownership contract together with any outstanding
planning permissions, designs or maps which could also be
provided at a later date. These details will present your
property to prospective clients in the best possible light
and you will be fully equipped for a prompt sale. For the
best clarification of our agreement and under the protection
of the law of the data reserved on our clients, in accordance
with the privacy law No. 196/2003 you will be requested to
sign an ‘Assignment to sell without exclusive rights’
according to a document registered at the CCIAA of Lucca as
well as ‘Information and consent concerning personal
data’.
The option of ‘Assignment to sell with exclusive rights’
is not mandatory but recommended above all for properties
where you want to emphasize greater professionalism to your
sale.
In both cases we will arrange every detail for you, for example
how to present your house in the best way through magazines,
the internet and various other modes of publicity, how the
visits will be conducted, the commission agreed, etc.
For a fast and secure sale it is advisable that the seller
ensures that the land registry details are correct and that
the building and urban regulations are finalised concerning
the property for sale. It is important that in the event of
these being missing that you assign a trusted expert to obtain
these within a set time period which will allow the final
deed of sale to take place.
The Estate agent will accompany you on this final part of
the sale taking the utmost care and competence for a clear
sale without any unforeseen complications. |
